About Rochester, MA
Rochester is the quiet interior of the SouthCoast — roughly 33.6 square miles of cranberry bog, woodland and farm at a density of about 170 people per square mile, which makes it one of the least crowded towns in Plymouth County. It is the only one of the three Old Rochester towns without a coastline, and that trade is the whole point: buyers give up the harbor and get land, quiet, and a tax bill calculated on an inland assessment rather than a waterfront one. The population was estimated at 5,956 in 2025.
The town has no commercial strip to speak of. Daily life runs through Plumb Corner, the Rochester Country Fair each summer, and the roadside farm stands along Route 105 and Snipatuit Road. Thousands of acres of working cranberry bog still operate here, and the Rochester Land Trust and Wildlands Trust hold conservation parcels that will not be developed. The Trustees of Reservations maintain East Over Reservation, 75 acres of hayfield and 19th-century double-faced quarry stone wall, free and open sunrise to sunset.
Rochester by area
North Rochester
The most rural corner, running up toward the Middleboro and Lakeville lines. Large parcels, working agriculture, and the town’s only brush with Interstate 495, which clips the northeast corner.
East Rochester
Closest to Marion and the Route 105 corridor. A practical middle ground — still rural, but a shorter run to Route 195 and the harbor towns.
Snipatuit Pond
The town’s largest pond and the anchor for its most sought-after inland waterfront. Quiet, wooded, and tightly held.

Rochester for buyers over 55
Rochester skews younger than its neighbors — about 20.1% of residents are 65 or older, against 27.3% in Marion and 29.6% in Mattapoisett. That is changing, and the reason is new construction. Trailside Estates, the 55+ community on Crestwood Circle, is the largest age-restricted development the town has approved: 60 duplex-style condominium residences with first-floor primary suites, first-floor laundry, a finished clubhouse and pool, and full HOA-covered exterior maintenance. It is the practical answer for someone who wants to stay in this part of Massachusetts without continuing to maintain three acres and a 3,000-square-foot colonial.
The Rochester Senior Center at 67 Dexter Lane — (508) 763-8723 — runs meals, a fitness room, art groups, line dancing, chair yoga and blood pressure clinics. Tobey Hospital in Wareham, with a 24-hour emergency department, is the nearest hospital; St. Luke’s in New Bedford is the larger regional facility at 293 beds.
Schools
Rochester Memorial School serves kindergarten through grade 6. From grade 7 students continue to Old Rochester Regional Junior High and Old Rochester Regional High School, both located in Mattapoisett and shared with Marion and Mattapoisett; the regional district enrolled 1,028 students in 2025–26. Old Colony Regional Vocational Technical High School sits in Rochester itself, on an 80-acre campus on North Avenue, serving Acushnet, Carver, Lakeville, Mattapoisett and Rochester.
Getting around
Route 195 is reached at Exits 31 and 35; Route 495 clips the town’s northeast corner, which is what separates Rochester from its harbor neighbors for anyone commuting north toward Boston. Routes 28, 58 and 105 carry local traffic.
Property taxes
Rochester assesses a single tax rate — there is no split between residential and commercial property. The FY2025 residential rate was $10.82 per $1,000 of assessed value. For scale, the FY2019 rate was $14.00; rates across all three Old Rochester towns have fallen substantially as assessments rose, which is a more useful thing to understand than the rate alone.
